Minimum investment?
From €150,000 equity for turnkey rentals, €250,000 for value-add deals. We co-invest on every project so our interests stay aligned with yours.
Expected returns?
Target 7–9% net cash yield on turnkey rentals and double-digit IRR (12–18%) on value-add over a 3–5 year hold, combining cash flow and capital appreciation. Past performance is not a guarantee of future results.
How long until I see returns?
Turnkey assets typically generate distributable cash flow from month 2–3 after onboarding. Value-add deals require a 3–6 month repositioning phase (renovation, relaunch, channel rebuild) before stabilised income — the Zambrano studio reached +144% profit in 30 days because the asset was already operational.
What's the typical investment horizon?
We plan around a 3–5 year hold for value-add and 5–7 years for turnkey, with quarterly performance reviews and a clear exit strategy agreed up front. Earlier exits are possible but pricing reflects market conditions at the time.
How often do I receive reports and distributions?
Monthly performance reports (occupancy, ADR, RevPAR, P&L) and quarterly cash distributions once the asset is stabilised. You always have direct access to the operations team.
